Our team will assemble the Project team, including the architect, contractor, engineers, and other necessary professional services to carry out an optimized development specification. We will coordinate all Project Team meetings and direct communication, and become the primary contact, streamlining the communication process.
The principals of Two Roads Real Estate Group have collaborated together for over 20 years in joint ventures, coordinating, financing, marketing, and consulting for a multitude of real estate projects. These real estate projects include office buildings, multifamily apartment and/or affordable housing units, luxury high-rise and HUD 221 (d)(4) new construction, HUD section 8 rentals, revenue bonds, land development, and urban revitalization projects throughout Florida, Texas, Connecticut, and New York.
James W. Harpel
Chairman and Senior Partner, Two Roads Development
Mr. Harpel is a co-founder of Two Roads Development responsible for the general oversight of the firm and chairs the Investment Committee.
He is the general partner of two separate private equity firms: (a) Palm Beach Capital Partners, LLC (Senior Partner), which invests in and builds small and medium sized companies and makes direct real estate investments, and (b) First Reserve Corporation (Founder and non-active General Partner, with Bill Macaulay), which acts as the General Partner of and has managed a series of private equity funds in excess of $ 20 billion in the areas of energy, power and natural resources.
He has also been involved over many years as a principal in a series of successful private equity deals ranging from leveraged buyouts to venture capital companies.
Mr. Harpel attended Harvard College (1959) and graduated from Harvard Business School in 1960 with high distinction.
Mr. Harpel is a member of the Board and the Executive Committee of the Kravis Center of Arts in West Palm Beach, Florida. He is also a member of the Belfer Center Board at Harvard Kennedy School of Government where he served on the board for 40 years. He is also a member of the Council of Foreign Relations.
Reid J. Boren
Mr. Boren is a Managing Partner and Founder of Two Roads Real Estate Group. He is responsible for the oversight of various development departments including the day-to-day management of construction, design, finance, sales, marketing, and property management. He is also the firm’s liaison with its partners/investors and sits on the Investment Committee for Two Roads Development.
Mr. Boren has over 25 years of general real estate experience encompassing development, financing, management, and sales with a focus on Florida, New York, and Kentucky. He has participated in projects with costs exceeding $1 billion dollars within the residential, commercial, private, and retail sectors. In addition, Mr. Boren was engaged by many national and international financial institutions to handle the workouts and restructuring of condominiums during the recession in the mid 2000’s.
Prior to Two Roads, Mr. Boren was the managing partner of K&B Equity Group, a real estate finance company. He is also a general partner of Titou Hospitality Group, Title Matters LLC, 331 Freeport Partners and Beanstalk Networks LLC, all headquartered in West Palm Beach, Florida.
Currently, Mr. Boren is the Vice Chairman of the Board of Directors for the Boys & Girls Club of Palm Beach County and Founder and Chairman of Barefoot On The Beach, The Boys & Girls Club annual gala. In addition, Mr. Boren serves on many charitable committees throughout Palm Beach County.
Mr. Boren graduated with an A.B. from Rollins College.
Mr. Collins is a Managing Partner and Co-Founder of Two Roads Real Estate Group. Instituted in 2012, Two Roads currently has four luxury high-rise condominiums in its development portfolio and over 8,800 single-family lots in Florida, along with over 3 million square feet of future commercial development land in its portfolio. Collins is responsible for directing and overseeing new development, project acquisition, land planning and development, zoning, project management, financing, asset management and deal structure. Mr. Collins has over 18 years of real estate and development experience. He also is the Chair of the company’s Investment Committee and is responsible for the growth strategy of the company.
Throughout his career, Mr. Collins has financed and/or structured more than $1 Billion of real estate investments and is responsible for obtaining and overseeing all financing of Two Roads projects. He has also helped generate over $500 Million in revenues for the company in the last five years. Collins also is a partner and sits on the board of Rolling Oaks Utility which is one of the largest privately held utility companies in Florida and Beverly Hills Development Corp which controls over 7,000 single family lots and 2 million square feet of retail and commercial in central Florida. In 2008, he worked with lenders to handle workouts on a number of condo projects that were taken back by financial institutions.
Mr. Collins is a chairman for Barefoot On the Beach, which benefits the Boys and Girls Club of America and the Brazilian Foundation. Mr. Collins attended Georgia Southern University.
Daniel G. Hayes
Mr. Hayes is in-house counsel and is responsible for all legal issues relating to land use, contracts and zoning.
Mr. Hayes is a business attorney and executive with twenty-nine (29) years of experience. He is responsible for advisory and managerial projects for outside and in-house counsel and in public service. He is also responsible for the supervision of national projects requiring governmental applications, sophisticated finance, documentation, and compliance with complex regulatory planning.
Mr. Hayes received his B.A. in Economics and Mathematics from Northwestern University in 1979, his J.D. from Cornell University in 1982, and is licensed to practice law in the State of Illinois, the District of Columbia, and the Commonwealth of Virginia.
Director of Finance
Mr. Grant focuses on all aspects of new acquisitions from sourcing to closing, and leads financing efforts to secure the most effective capital structure for each transaction.
Prior to Two Roads, Mr. Grant worked for the Related Companies in New York where he focused on new acquisitions and underwriting of hotel and mixed-use development projects throughout the U.S. He then leveraged that experience to begin a career in financing large-scale real estate projects. He has successfully financed well over $1 Billion of projects including Biscayne Beach and Elysee.
Mr. Grant is a graduate of Villanova University where he earned a B.S. in Economics and International Business. He earned a Masters degree in Real Estate from New York University where he was Student Body President. He is also a LEED Accredited Professional.
Chief Financial Officer
As Chief Financial Officer of Two Roads Real Estate Group, Denise Patnode is responsible for the day-to-day and long-term oversight, planning, direction and control of Two Roads’ finances. This includes being responsible for the financial accounting of, and reporting for, all transactions for the development, construction, operation, marketing and financing of the firm’s real estate projects.
Over the course of her 35+ year career in construction in South Florida, Ms. Patnode has served as a comptroller, project controller, assistant project manager, FFE/OSE coordinator, field inspector, contract administrator, estimator and accountant. Her knowledge and expertise extends well beyond financial transactions enabling her to provide oversight during all stages of the development process.
Ms. Patnode comes to Two Roads from her post as comptroller for MB Development. In addition to her three-year tenure at MB Development, Ms. Patnode worked for WSG Development Company (Canyon Ranch, Miami Beach, FL), Williams Island Ocean Club (Acqualina Hotel, Resort and Condos, Sunny Isles, FL) and Codina Construction (Dolphin Mall, Miami, FL). In all, Ms. Patnode has been responsible for managing over $4 Billion in transactions for the various real estate projects.
Ms. Patnode attended Trevecca College in Nashville, Tennessee majoring in business administration and accounting.
Director of Marketing
Linda L. Soper is a marketing and PR professional specializing in luxury real estate development. Her credentials include working for Eastview Development and Artisan Real Estate Ventures, a New York based real estate investment and development firm specializing in resort development with a residential resort project on the island of St Maarten in the Netherlands Antilles and a luxury resort project on the island of Anguilla. In addition, the firm also launched an acquisition platform for multifamily assets in Las Vegas in early 2007. Ms. Soper was responsible for heading up the marketing and public relations effort for the company and the developments in both the US and Caribbean. Prior to joining Artisan, Ms. Soper was the Marketing Director for one of the Related Companies’ mixed-use developments located in West Palm Beach, Florida where she was responsible for marketing the leasing, retail and entertainment components of the 72 – acre property. Prior to joining the Related Companies, Ms. Soper worked as an Account Supervisor for DVC Worldwide in Minneapolis. While in Minneapolis, Ms. Soper worked on several brand accounts for the Pillsbury and General Mills Company. Ms. Soper received a Bachelor of Arts degree from the University of Minnesota in 1994.
Vice President of Sales Operations
As Vice President of Sales Operations for Two Roads Development, Michelle Quinoa oversees the contract administration department which includes project start up, sales goals, negotiations and closings for all developments within Two Roads.
Michelle began her career in real estate at an early age and has had over 15 years of experience working in the field as well as in contract management for several leading Miami developers and sales teams. She has worked in various positions including resales manager, contract administrator, and closing coordinator on over ten development projects, representing over 4,500 condominium units and $1 billion in total sell outs. Most recently Michelle successfully closed 385 units at Biscayne Beach within 3 months, paying off their construction loan within the first 20 business days of closings.
Quinoa also was the President and owner of Michi Publicity Inc. from 2009 to 2014, which focused on Public Relations for the Latin American entertainment industry.
Michelle received her Associate of Arts in Mass Communication and Journalism from Miami Dade College and a Bachelors of Arts in Public Relations from Florida International University.
President of Development and Construction
Mr. Stepp is a seasoned real estate professional with more than two decades of industry experience developing high-profile construction projects. Prior to joining Two Roads Development, Mr.Stepp served as President of Southland Contractors Group, Inc.. He also held previous Executive positions with WSG Development Company, The Related Group, CMC Group and Turner Construction Corp. Mr. Stepp is currently responsible for the day-to-day oversight, direction and control of the development and construction of Two Roads 399-unit Biscayne Beach and its 100-unit Elysee Miami luxury condominium projects.
Known for delivering skillful management and measurable results, Mr. Stepp brings senior-level expertise that spans more than 29 years, over 6,800 residential units, 1,350 luxury hotel rooms, and over $2.5 billion in construction contracts. He has also proven his ability to perform time and time again on some of South Florida’s most noteworthy projects, including Canyon Ranch Miami Beach, The Venture in Aventura, 500 Brickell, 4000 Ponce Office and showroom for The Collection, The Brickell J.W. Marriott Hotel, The Santa Maria Condominium, and Grove Hill Tower.
Mr. Stepp holds a Bachelor of Science degree in building construction from the University of Florida, and is a Licensed Pastor in the A.L.J.C and Chaplain for the Town of Davie Police Department.
